1. Hours of operation - Ogburn Properties is open Monday through Friday from 8:30am to 5:30pm.

Ogburn Properties is a full service property management firm with more than 30 years of combined experience. Our knowledgeable and professional staff will ensure that you and your property are taken care of properly. Additionally, we have a Certified Property Manager on staff.

The CPM (Certified Property Manager) designation is awarded by the Institute of Real Estate Management (IREM) of the National Association of Realtors ® to professional managers who have distinguished themselves in the areas of experience, education, and ethical conduct. Holders of the CPM designation can best be classed as "versatile specialists". CPMs have the competitive edge in every area of real estate management from residential to commercial to industrial. They are trained to professionally handle the full range of management tasks from completing a feasibility study to supervising a property change of use. Their skills encompass the asset management, administrative, legal, social, economic, and physical areas essential to professional performance. CPM members are practiced in the art of combining day-to-day property management with the broader asset management consideration to achieve your property's financial goals.

Our fees are based on a percentage of rent collected. They vary depending on the services requested by owner as well as other factors such as, property type, condition, and marketability.

Advertising is typically handled through the Winston-Salem Journal, Internet, and signage.

Screening includes application, income and rental verification, credit report, police report, and civil report.

Rental contracts are executed on behalf of the owner. We use a residential lease that has been approved by the North Carolina Association of Realtors and North Carolina Bar Association. We also add our own addendums as we see fit.

Appointments are made with a Property Manager to sign the lease. We have found that this reduces misunderstandings and eliminates many potential problems. This gives us a chance to answer any questions and to carefully explain the tenant's responsibilities as well as our company policies and procedures.

Accounting is handled through a Property Management software system from which we will provide you a detailed monthly rental statement as well as an annual detailed statement.
