Application Procedure

Complete a rental application which is available on this website (click here), via fax, or from our office Monday through Friday from 8:30am to 5:30pm.

A $35.00 application fee is required from each applicant and permitted occupant 18 years and older.  The Primary person will have a police report/credit check run on them.  Additionally, a police report will be run on all permitted occupants of the residence 18 years or older. 

We process each rental application as quickly as possible. Application processing time will depend on availability of rental references, employment references, credit references, and a police report.

Rent should not exceed one-third of the applicant's gross monthly income.

Cash is not accepted for rent or security deposit payments. Once an application has been approved, a security deposit may be paid which will hold the property up to 10 days. At that time the lease must be signed and rent paid. Two separate checks or money orders are required for the security deposit and the rent.

The amount of the security deposit varies by applicant, property, and rental rate. The amount is typically one month's rent but can vary from $100 to two month's rent.

Pets are allowed to reside in certain properties with an additional pet deposit.

Before an application is accepted, the applicant must view the property. All properties are available for rent until an applicant has paid the security deposit and signed a security deposit agreement and/or lease. Multiple applications could be in process for a property simultaneously. No property will be reserved, regardless of circumstance.

Two forms of identification are required:
-Driver's license or State ID
-Social Security card
-Copy of pay stub or other proof of income.
Each form of identification will be copied and filed with the application. Applications cannot be processed until fully completed.

Rental rates are based upon a lease term of 12 months although other terms may be available.
