Tenant Overview

Welcome to your new home! Once you have signed your lease, you are required to scheduled an appointment with the locksmith to change your locks. A few more items for a resident to keep in mind:


  • Ogburn Properties requires all residents have renter's insurance, with Ogburn Properties listed as an additional interest. This also provides insurance coverage for your personal property.
  • If you have any maintenance problems, contact our office during our normal office hours (Monday-Friday 8:30 a.m. – 5:30 p.m.). If you have an emergency maintenance problem after hours or on the weekends, call the same property management number, (336) 748-0700, and follow the prompts for an emergency situation. Please contact us with routine maintenance problems during our normal office hours or send a maintenance request through your online tenant portal.
  • Rent is due on the first day of the month, and you have until the fifth day of the month (by the end of the business day at our office or until midnight online) to pay without a late fee.
  • If the rent is not paid by the fifth day of the month, a late fee will automatically be charged to your account the following day at 12:01 a.m. and you will be notified by mail explaining this action. This letter will include that you have three days from the date of the letter to pay the balance.
  • Cash is not accepted for rent!!! Rent must be paid online or with money orders, personal checks, or certified checks.
  • If your payment/check is returned to our office due to insufficient funds:
  1. The payment is automatically removed from your account.
  2. A $35.00 returned check fee is charged.
  3. Rent is not considered paid, and depending on the date, additional late fees may be charged.
  4. Our office does not redeposit payments that are returned to us.
  5. After receiving two NSF payments, no more personal checks or online payments will be accepted.
  • Ogburn Properties does not provide lockout service. If you lock yourself out of your unit after hours or on the weekend, you will need to contact a locksmith.
  • Once you are settled, and over the course of your lease, please notify our office with any change in information, (i.e. new phone number, change of employment).
  • Ogburn Properties prohibits the use and/or storage of any outdoor grills unless you live in a duplex or a single-family house.
  • When hanging pictures, etc., you should use the proper hardware (small picture hangers, called “J” hooks) in order to prevent large holes in the walls.

Oil or Propane: There are many companies that provide oil or propane in the Winston-Salem area.

Important: Running out of fuel will cause damage to the heating equipment. Repair of heating equipment would be charged to the rental home resident. If you have oil or propane, we highly recommend that you have your account set up on a keep-full basis to avoid costly repairs.


Sanitation Collection:

Garbage is collected once a week.

Payment of Rent

Due Date:

Rent is due on the first day of the month, but  you have until the fifth of the month to pay without a late fee. Residents may pay online until midnight or at our office until 5:30 p.m. on the fifth without a late fee.

If the rent is not paid for your house or apartment by the fifth of the month, a late fee will automatically be charged to your account the following day at 12:01 a.m. At that time, you will be charged a late fee of 5% of your rental amount or $15, whichever is greater, and you will be mailed a late notice.

Payment Types:


Rent can be paid with money orders, personal checks, or certified checks. You may also set up Ogburn Properties as a vendor in your bank’s bill pay system.

Cash is not accepted for rent.

Rent can be paid online via E-check or credit/debit card through your online tenant portal.

How does Ogburn Properties handle after-hours maintenance?


  • For an emergency maintenance situation, please call 336.748.0700 and follow the instructions/prompts on our voicemail.
  • For non-emergencies after-hours, residents may leave a voicemail at 336.748.0700 or send a maintenance request online and we will follow up as quickly as possible the following business day.

What is an “emergency maintenance situation”?

  • Emergency maintenance situations at your rental house or apartment include: no heat or air conditioning, no water, no power, flooding, fire, or a major plumbing problem.
  • Call 911 first for police, fire, or medical emergencies.

What if you are locked out of your unit?

  • Ogburn Properties does not provide lockout service. During office hours, we will happily lend you a key. After hours, you will need to contact a locksmith.

What maintenance is a rental resident responsible for?

  • Rental house and apartment residents are responsible for the safe and quiet care of the rental property.
  • Residents agree to maintain the rental property in as good condition as he/she finds it, only normal wear and tear expected.
  • In rental houses, residents should keep the yard mowed regularly and free of rubbish. Rental house residents should also neatly trim the shrubs at least twice a year.

What about smoke and carbon monoxide detectors?

Ogburn Properties furnishes smoke detectors in each rental unit. Carbon Monoxide detectors are provided where required. North Carolina General Statute states carbon monoxide detectors must be on each level of a residential rental unit that has the following:

  1. a fireplace,
  2. a fossil-fuel burning heater or appliance, or
  3. an attached garage
  • Detectors should not be tampered with or disabled under any circumstance.
  • The rental resident is responsible for testing each detector at least once per month.
  • If the detector fails to operate, the rental resident is responsible for replacing the detector’s battery.
  • If after testing or replacement of the battery the detector fails to operate, the rental resident must notify Ogburn Properties immediately in writing.

Move Out Process

As stated in your lease, a written notice is required at least 30 days prior to your planned move-out date. For your convenience, move out forms are available at our office (1056 Burke Street, Winston-Salem). Once we have received and confirmed your notice to vacate, we encourage you to take the time to leave the property in an acceptable condition to ensure a smooth move out process and quick return of your rental security deposit.


While it is our goal to return security deposits in a timely manner, those deposits may be withheld to pay for unpaid rent, excess cleaning, removal of trash or abandoned personal possessions or other damages above normal wear and tear as stated in your rental lease.


Once you have moved out of the rental house or apartment, please return the keys and sign a release form at our office. You are required to sign the release form upon vacating the rental property.


If you are moving out over a weekend, you may pick up a release form beforehand, fill it out, attach keys and put it through our drop slot. Do not forget to include your forwarding address. Remember rent is charged until we have a signed release and the keys.
